GTA & Your Neighbourhood: August 2026 Market Snapshot

The GTA market tightened up heading into the fall. Here's what buyers and sellers in our core areas should know this week:
Across the GTA: Average selling price came in at $1,003,956 in July, with sales down slightly (-0.9% year-over-year) but new listings down much more sharply (-17.8%). That gap matters — with fewer new listings coming to market, buyers may find less room to negotiate in the months ahead.
Markham: Average price of $1,208,416, up 6.3% year-over-year — one of the strongest price gains in the GTA. Homes are moving fast too, with a median of just 30 days on market, the 8th-fastest pace among 23 GTA municipalities.
Stouffville: A steadier story — average price of $1,055,947, up a modest 1.6% year-over-year, with homes selling in about 33 days at roughly 98% of asking price. A well-balanced market for both buyers and sellers.
Uxbridge: Average price of $1,034,078, up 9% year-over-year, with homes selling briskly — around 29 days on market and at 97% of list price.
Toronto (our Lawrence Park–to-the-lake / Bathurst–to–Victoria Park area): City-wide average sits at $996,032 (+0.7% year-over-year), though the median of $777,000 better reflects the mix of condos and houses on the market. Detached homes have held their value better than condos this year.
