Buyer Checklist  Closing Day

Congratulations on your new home! Here's everything to have squared away before the keys are yours.

Preparations

  • ☐ Final mortgage approval and instructions sent to your lawyer
  • ☐ Home insurance arranged and binder sent to your lender/lawyer, effective closing day
  • ☐ Certified funds / bank draft ready for closing costs (land transfer tax, legal fees, adjustments)
  • ☐ Reviewed the Statement of Adjustments with your lawyer
  • ☐ Signing appointment booked with your lawyer (often a day or two before closing)
  • ☐ Utilities (hydro, gas, water, internet) set up in your name effective the closing date
  • ☐ Mail forwarding set up with Canada Post
  • ☐ Address updated with driver's licence, health card, employer, and subscriptions
  • ☐ Moving company, truck, or elevator booking (condo) confirmed for moving day
  • ☐ Final walkthrough time confirmed with your agent

Home Readiness (Final Walkthrough)

  • ☐ Property is vacant and broom-swept, unless otherwise agreed
  • ☐ All included appliances, fixtures, and window coverings are present
  • ☐ No new damage since your offer or home inspection
  • ☐ Included chattels tested and in working order
  • ☐ Smoke and carbon monoxide detectors are present and functioning
  • ☐ All agreed-upon repairs have been completed

Handovers

  • ☐ Lawyer confirms funds received and title registered (Teranet)
  • ☐ Keys, garage remotes, fobs, and mailbox keys received
  • ☐ Garage door codes and alarm codes/instructions provided
  • ☐ Appliance manuals, warranties, and Tarion new home warranty info (if applicable) received
  • ☐ Condo: status certificate, parking/locker assignment, and move-in elevator booking confirmed with property management

Next Steps

  • ☐ Change the locks for your peace of mind
  • ☐ Confirm utility start dates and set up pre-authorized billing
  • ☐ Update your address with banks, employer, CRA, and subscriptions
  • ☐ File your closing documents (Statement of Adjustments, Deed, insurance policy) somewhere safe
  • ☐ Schedule any move-in cleaning, inspections, or renovations
  • ☐ Save your lawyer's contact info in case of post-closing questions

Seller Checklist  Closing Day

Almost there! Here's what to take care of before you hand over the keys.

Preparations

  • ☐ All closing documents signed with your lawyer (Deed, Statement of Adjustments, etc.)
  • ☐ Mortgage discharge information, tax account details, and condo status certificate (if applicable) sent to your lawyer
  • ☐ Home insurance cancelled or transferred, effective closing date
  • ☐ Utilities scheduled for final meter reading / transfer out of your name
  • ☐ Mail forwarding set up with Canada Post
  • ☐ Moving company or truck booked and moving day logistics confirmed
  • ☐ Final walkthrough time confirmed with the buyer's agent

Home Readiness (Move-Out)

  • ☐ All personal belongings and debris removed; home left broom-swept
  • ☐ Everything listed as included in the Agreement of Purchase & Sale left behind (appliances, fixtures, window coverings)
  • ☐ Nothing included in the sale removed, even sentimental items — check the fixtures/exclusions list
  • ☐ Manuals and warranties left for appliances and mechanical systems
  • ☐ Closets, garage, storage areas, and shed cleared out
  • ☐ Home left clean and in the agreed-upon condition
  • ☐ Agreed-upon repairs completed

Handovers

  • ☐ All keys, garage remotes, mailbox keys, fobs, and alarm instructions gathered in one place
  • ☐ Keys released only once your lawyer confirms funds have been received
  • ☐ Clear instructions left on the location of the community mailbox and which key opens it
  • ☐ Condo: property management notified of ownership change; fobs/passes returned and elevator booked for move-out

Next Steps

  • ☐ Confirm receipt of sale proceeds from your lawyer
  • ☐ Cancel or forward remaining utilities, insurance, and home services
  • ☐ Update your address with banks, CRA, and service providers
  • ☐ Keep copies of all closing documents for your records and taxes
  • ☐ Check in with your accountant regarding any tax implications of the sale
