Bank of Canada: Held its key rate at 2.25% this morning (Sept 2) — the third straight hold — after weighing inflation stuck near 3% (driven by gasoline and Middle East-linked energy prices, though core inflation is closer to 2%) against slowing momentum from new U.S. tariffs. The Bank said it's "prepared to adjust monetary policy as needed," with its next announcement set for October 28 — worth knowing if you've been waiting for a clearer signal before locking in a mortgage rate.
Markham: TRREB's most recent report puts the average price at $1,131,324 — down 3.9% year-over-year — on 515 sales, with homes moving in a median 32 days. Buyers have a bit more room to negotiate here than a year ago.
Uxbridge & Stouffville: Brokerage data shows average price at $1,266,501 (67 sales, 44 days on market). Homes under $1M are selling briskly — 56–75% of new listings absorbed within about 4 months — while anything above $1.5M needs a longer runway (38–52 days) and strong presentation to stand out.
Durham Region: A balanced $834,505 average, with the $800K–$999K bracket leading activity.
Across the GTA: This fall is shaping up as a supply story more than a demand story — new listings are running about 18% below last year even as sales have held roughly flat, and detached and semi-detached homes are outperforming condos on price.
What this means: Whether more move-up sellers list in September will decide how tight inventory stays. For sellers, listing now means less competition than a typical, better-supplied fall. For buyers — especially on freehold homes — it's a market that rewards being pre-approved and ready to move.
